    I think it’s a great idea and I’m glad the building will be preserved. Department stores are vanishing around the World and if the Bay can stay afloat by doing this, great.

    You need to not humiliate and degrade this elegant building with a vulgar high rise which brings no advantages to the city. They don't do this in the middle of Paris, which is the most admired city on the planet, and we should not continue to turn Montreal into an almost mediocre Las Vegas with projects that seem to make fun of the whole idea of architecture in the pursuit of profit. This project is not just facadism, it is facadism on steroids with the variants kicking in. It is a project that reeks of someone wanting revenge while laughing all the way to the bank. You can't love Montreal and like this project at the same time.

    PARKLAND DEDICATION:
    Because parkland dedication wasn’t previously provided for the site and there is an increase in density or demand generated from the redevelopment, I think a parkland dedication should be required for this site. Because this new development doesn't provide a parkland dedication, then a cash in lieu of parkland conveyance should be explored with the city. This money, paid by the owner to the city as a "penalty", can be use to revitalize adjacent city-owned parks like Square Phillips for example. A rooftop outdoor amenity terrace, even with landscape, shouldn't be considered as parkland dedication.
    This process can also be found in Toronto and is quite successful to make the city green, provide new lands for parks or help the city revitalize parks.
